A New Nursery, Library and 200 Affordable Rental Homes for Brochów. One of TBS Wrocław’s Largest Developments Gets Underway

TBS Wrocław has signed a contract with PORR S.A. for the delivery of its flagship residential development in Brochów. A modern multi-family residential building will be constructed on Mościckiego Street, providing 200 affordable rental homes, social services, a community activity centre and extensive green infrastructure. The project, valued at nearly PLN 84 million, is scheduled for completion in 2028.
On Friday, 26 June, representatives of TBS Wrocław and PORR S.A. signed the contract for the implementation of TBS Wrocław’s residential development. The contractor is set to commence works on the construction site at the junction of Mościckiego, Semaforowa, Pakistańska and Wietnamska Streets as early as July. The Brochów development is TBS Wrocław’s response to the exceptionally strong demand for affordable rental housing in the capital of Lower Silesia. For some time, each available home in TBS Wrocław’s housing stock has attracted an average of more than 30 applicants.
The general contractor, PORR S.A., has 22 months to complete the entire development, with construction works on site due to commence during the summer. In addition to 200 residential units with a total floor area of more than 10,000 sq m, the ground floor will provide 2,200 sq m of commercial space, suitable, for example, for a large-format retail store. The building will also accommodate a new nursery, a branch of the Municipal Public Library and the new headquarters of the Brochów Neighbourhood Council. Designed in accordance with the City’s Green Building Standard, the development will incorporate a range of environmentally friendly solutions. A photovoltaic system will be installed on the roof, most of the rainwater will be retained in the ground, and more than 30% of the roof area will be covered with vegetation. The internal courtyard will feature a children's playground while a spacious landscaped green square will be created adjacent to the building.
An Experienced Partner in Lower Silesia
In December last year, TBS Wrocław launched a tender procedure to select the contractor for the development. The winning bid was submitted by PORR S.A., based in Warsaw. With many years of experience, the company has an extensive track record of delivering projects in partnership with public sector clients in Wrocław and across Lower Silesia. PORR is currently constructing the longest section of the S8 expressway, a nearly 14-kilometre stretch between Kobierzyce and Jordanów Śląski. In Wrocław, the company is also responsible for the construction of the New Oncology Hospital on Kosmonautów Street.

More Than 700 Affordable Rental Homes from TBS Wrocław by 2028
TBS Wrocław is currently one of the largest organisations of its kind in Poland. The company manages 112 buildings, 4,434 rental homes and more than 18 hectares of green space. Today, around 10,000 people live in TBS Wrocław properties.
