Moderna PORR: a partnership for prefabrication and the future of construction

Warsaw, 27.04.2026 - Moderna Construction, part of Moderna Holding, and PORR S.A., one of the largest construction companies in Poland, are finalising the integration of their competencies in the field of concrete prefabrication. The new entity will operate under the Moderna PORR brand and will focus on the development of modern prefabricated technologies for infrastructure, residential, industrial and commercial construction.
PORR S.A. has acquired a 50 per cent stake in Moderna Construction, which owns a state-of-the-art concrete prefabrication plant in Kartoszyno in the Pomerania region. The combination of the experience of the entire Moderna Group – strongly rooted in the premium residential market – with PORR’s more than 30 years of experience in the Polish general contracting market will result in the creation of one of the most promising players in the prefabrication market in Poland.
A strategic step for Moderna Holding

The acquisition of a 50% stake in the Kartoszyno plant was therefore a natural and consistent step, fully aligned with our strategic objectives. We view this investment as an important stage in a broader process – one that is already gaining momentum and whose next phases will soon become apparent,” adds Piotr Kledzik.
A new chapter for the Polish construction industry
The establishment of Moderna PORR responds to the evolving needs of the market: the increasing scale of infrastructure investment, cost pressures, labour shortages, and the growing importance of quality and delivery timelines. Representatives of the company emphasise that concrete prefabrication is becoming one of the most
significant trends across the construction industry, both in Poland and in Europe. Its key advantage lies in enabling a wide range of processes, previously carried out on the construction site, to be relocated to controlled factory environments. This is particularly important in harsh winter conditions.
“The reduction of the impact of weather conditions on the construction process translates into fewer execution errors and greater predictability of project delivery. Prefabrication reduces the number of wet works and labour-intensive processes traditionally carried out on site. The production of elements takes place in parallel with earthworks and foundation works, significantly shortening the construction schedule. Components are manufactured in a production facility under strict control of mix parameters, geometry, concrete curing and overall quality. Prefabrication also supports sustainability – it enables reduced material waste, optimised logistics, the recycling of materials and lower CO2 emissions from construction,” says Adam Małaczek.
Concrete prefabricated elements are used across virtually all key sectors of the economy. Their widest application is found in commercial, industrial and residential construction. In transport infrastructure, they are used in the construction of roads, motorways, bridges, tunnels, car parks, airports and railway lines, including high-speed rail. They also play an important role in hydraulic and marine engineering, including the development of ports, quays, breakwaters, coastal protection structures and flood defence systems.
“Prefabrication is synonymous with fast and precise construction – it allows for a significant reduction in project delivery time while maintaining high quality and consistency of execution. In the face of growing labour market challenges, including the limited availability of skilled workers, prefabricated solutions will play an increasingly important role, providing a tangible response to these issues. At the same time, we are developing our own advanced technologies, such as the SlabTrack system, which is also based on prefabricated elements. This approach enables us not only to increase project delivery efficiency, but also to set new standards in modern infrastructure construction,” said Tomasz Rakowski, Board Member of PORR S.A., responsible for the Building Construction and Innovation Division.
Plant expansion and new investments
The management of Moderna PORR has outlined an ambitious development programme for its production facility in Kartoszyno. Plans include the acquisition of an additional concrete batching plant, the expansion of production halls, investments in machinery and logistics infrastructure, the purchase of modern internal transport equipment, the construction of social and administrative facilities, and the further development of digital design capabilities. The objective is to establish a facility capable of meeting both internal Group demand and the needs of external clients, including other general contractors, developers and public sector investors.
